Surveys

Prism Survey & Maintenance surveyors are members of the RPSA and use the latest software to carry out the following surveys and inspections to the highest standard.  The RPSA are the only recognised organisation dedicated to residential properties.  As members we are bound by a code of conduct and are up to date with the latest industry standards, meaning that the surveys and inspections provided give homeowners and purchasers clear and excise information to aid with their property decisions.

Level 1 Building Survey

A concise overview of the properties condition offering a simple traffic light rating for all issues found typically suited for properties that are 15 years old and younger.

Post Completion Snagging Report

This report ensures that the property that you have moved into is completed to the most stringent standards set out by the NHBQ.  The report also ensures that the property complies with current building control regulations and is presented in a condition that you as a new homeowner should be proud of.

Level 2 Home Buyers Survey

A comprehensive survey designed for residential properties of all ages, providing an in depth visual inspection and explanation of the properties condition.  The survey focuses on all accessible and visible aspects of the building and is written in a jargon free manner using a traffic light system.

Pre Completion Snagging Report

Working closing within the NHBQ guidelines this inspection gives the opportunity to highlight defects within workmanship and general snags prior to legal completion on a new build property.

Dilapidation Survey

A survey that examines the condition of buildings and the components of a building prior to building work being carried out within close proximity.  This may form part of a party wall agreement.  The party wall agreement is a legally binding document that is required if building work affects a shared wall. floor or boundary, or if any excavation takes place within 3 metres of a neighbours structure as written within the party wall act 1996.

Residential Schedule of Condition

This is a detailed document recording the properties exact physical state at a specific time.  It can be used to record the exact condition of a property prior to construction work or prior to a new tenancy agreement.

Single Defect Survey

This survey investigates a problem that has either been raised from a previous survey or is cause for concern for the homeowner or tenant.  This may be a problem with damp, timber defect or a water ingress issue.

Drone Survey

Drone surveys can be carried out to assess many problems where access is difficult.  These issues can be both inside and outside of a property.  They can highlight defects in roofs, chimneys and flashings without the need for scaffolding or ladders.  They are especially suited to listed buildings.

Thermal Imaging & Heat Loss Survey

Thermal Imaging Surveys are perfect for a multitude of investigations and identification purposes.  They can be used to identify heat loss and failings within insulation, service locations, leaks within underfloor heating sytems and vermin nesting areas.
